Our fix and flip loan program is designed exclusively for residential real estate opportunities where investors plan to rehab and sell within a short period of time, typically 6 to 12 months from the date of purchase. Investors purchase a distressed property or fixer upper, with the intention of ‘fixing’ the damage and improving its look.

Ground-up Construction Loan
Loan amounts: $50,000 to $2,000,000
Our ground-up construction loan program is for developers and investors building 1-5 properties at a time. The loan program is designed to provide a streamlined financing solution to build single family, multi-family, and mixed-use projects which are entitled or shovel ready. Lot financing can be included, if lots are in build-ready condition. The Program includes exposure limit for experienced large volume investors, and options for smaller inexperienced investors.

Rental Loan Program
Loan amounts: $75,000 to $2,000,000
Our rental loan program is designed for investors that are looking to acquire and hold investment properties long term. Our program allows investors to purchase single properties or portfolios. Our underwriting process is flexible, which allows investors to continue to accumulate properties over time.

Commercial Bridge Loan Program
Loan amounts: $500,000+
Our bridge loan program is designed to provide investors and developers with either (1) Short-term financing until they can secure permanent financing or (2) to help investors and developers remove an existing obligation. The program is built to allow investors to meet current obligations by providing immediate cash flow.

Small Balance Commercial Loan Program

Our small balance commercial loan program is designed to be relatively easy to close due to a streamlined underwriting process. We work with investors who may have been overlooked by traditional lenders due to lower loan amounts and/or less than ideal credit scores.
